These Terms apply to the Website Rental & Leasing general Site, and not to Customers/Clients who have access to the Virtual Tenant Portal or Web Insurance Plans or (WIP) Portal. Separate terms apply to Users who have access to the Virtual Tenant Portal or Web Insurance Plans or (WIP) Portal.

This Template Service Agreement (this “Agreement”) is entered into by and between Web Property Brokers Website Rental Services, an AZ individual ("Griot International, LLC™") ("GriotSites Web Hosting & Designs™") and you, and is made effective as of the date of electronic acceptance. This Agreement sets forth the terms and conditions of your use of Virtual Web Property Brokers Website Rental Services™’ (also appearing as Templates being offered for Rental and Leasing purposes).

Your electronic acceptance of this Agreement signifies that you have read, understand, acknowledge and agree to be bound by this Agreement, along with (i) GriotSites Web Hosting & Designs™’ Universal Terms of Service Agreement, and (ii) any plan limits, product disclaimers or other restrictions presented to you on this "Terms of Services" web page of Virtual Web Properties Rental Services (this “Site”), both (i) and (ii) of which are incorporated herein by reference.

The terms “you”, “your”, “User”, "Client", “Customer", or "Web Property Renter/ WPR” shall refer to any individual or entity who accepts this Agreement and/or uses the Services. Unless otherwise specifically provided in this Agreement, nothing in this Agreement shall be deemed to confer any third-party rights or benefits.

You acknowledge and agree that (i) Virtual Web Property Brokers, in its sole and absolute discretion, may change or modify this Agreement and any policies or agreements which are incorporated herein at any time, and such changes or modifications shall be effective immediately upon posting to this Site, and (ii) your use of this Site or the Services found at this Site after such changes or modifications have been made (as indicated by the “Last Revised” date at the top of this page) shall constitute your acceptance of this Agreement as last revised. If you do not agree to be bound by this Agreement as last revised, do not use (or continue to use) this Site or the Services found at this Site. You also agree that you will not (or aid or abet any third party to): (a) use any robot, spider, rover, scraper, or any other data mining technology or automatic or manual process to monitor, cache, frame, mask, extract data from, copy or distribute the Materials (except as may be a result of standard search engine or Internet browser usage); (b) modify, frame, reproduce, archive, sell, lease, rent, exchange, create derivative works from, publish by hard copy or electronic means, publicly perform, display, disseminate, distribute, broadcast, retransmit, circulate to any third party or on any third-party web site, or otherwise use the Materials in any way except as specifically permitted by these Terms or otherwise in writing by Virtual Web Property Brokers Website Rental Services™; or (c) provide access to any rented or leased website via any medium without the prior written consent of an authorized representative of Virtual Web Property Brokers Website Rental Services™.
